ZILS offers more than 2,375 hectares of land with the necessary infrastructure and utilities required for Industry, Energy, Logistics and Services activities.

The ZILS offer includes three types of plots of land, according to your investment needs, divided into lots and legally authorised.

  • Standard Lots - Lot with all infrastructure - connection points to sanitation systems of rainwater, domestic and industrial wastewater, industrial and human consumption water supply, electricity supply in medium voltage (30 KVA - up to 0.3 MVA by ha), negative for telecommunications and road access (for light and heavy vehicles).
  • Adjusted Standard Lots - the standard lot is adjusted to a suitable size to the needs or utilities are custom-built.
  • Custom-Built Lots - everything is made and sized to the needs of your project - earthworks, access roads and infrastructure connections for the lot.

Business Model

The Surface Rights model as a transaction object, allowing contracting for long periods, renewable, guarantees to the investor the opportunity on reducing the necessary funding - for equity or debt - in the start of activity.

One aspect to highlight in the price formation is its regressive nature. What makes the investments that need more land for industrial use can benefit from a reduction in unit price.

The soil is qualified with infra-structure services - up to the limit of the lot - with the necessary utilities for the business. The basic offer in the ZILS considers a connection point to the drainage system for rainwater, to the sewage of domestic and industrial system, water supply and industrial consumption, electricity supply in medium voltage (30 KVA - up to 0.3 MVA per hectare), telecommunications, and an access road (for light and heavy).

This qualification of the territory is done by aicep Global Parquesand allows, as in the case of remuneration of the soil, the investor pays over its project life, the placed infrastructures that are available to them through the phased payment - annually - a value of service (subject to VAT).
